REAL ESTATE FOR SALE

Home sales in Calgary jumped 7.3% in April. This increase was spurred by a higher number of more affordable (relatively speaking) properties being sold. The average sales price of the 2,881 units sold was $603,700 which is 9.9% higher than last year and 1% higher than March.

New listings are up 11.5% compared to a year ago. This might sound like a meaningful increase, but we are still only around 50% of the typical listings in April.

RENTAL REAL ESTATE

The rental market remains extremely tight in Calgary, as evidenced by one 3-bedroom house that received over 1,000 inquiries in the first 3 days it was listed. The lack of available rentals played a roll, but so did the fact that it was advertised at $1,700 a month - quite low compared to other 3-bedroom homes in the area.

A new and vibrant neighbourhood in NW Calgary can be found in the University District. This 200-acre community has everything you need to live, work, and play. A mix of townhomes, condos, senior living, rental apartments, restaurants, grocery, and even a hotel and movie theater make this an ideal place to call home. Just minutes away from the University of Calgary, Market Mall, the Children’s Hospital, and the Bow River.

I’ve enjoyed watching the progress of the latest apartment building under construction as my family and I enjoy burgers from Five Guys and ice cream from Villiage Ice Cream. Johnston Canyon Hike - This hike is less than 2 hours west of Calgary and is suitable for most people. The Lower Falls is 1.2 km (one way) and takes about 1 hour. The Upper Falls route is 2.5 km (one way) and takes 2-3 hours. Wide partially paved paths and narrow bridges will guide you to the stunning 30-meter-high Upper Falls.
